Why the location works

  • Traffic. About 27,600 vehicles a day pass on NE 79th Street between Biscayne Boulevard and North Bayshore Drive, according to the Florida Department of Transportation’s 2025 count.
  • Biscayne Boulevard. The property is about three blocks east of Biscayne Boulevard (US-1).
  • The causeway. NE 79th Street continues east as the 79th Street Causeway to North Bay Village and Miami Beach.
  • The neighborhood. Shorecrest, Belle Meade, the MiMo District and Morningside are all close by, with Miami Shores and El Portal a short drive away.
  • A built-in neighbor. An established auto repair shop occupies the east side of the building under a separate lease, which brings a steady flow of vehicle owners to the property.

The listing site has a page on what is near 830 NE 79th Street, including shops, restaurants and parks within about half a mile.

What kind of business it suits

The owner is looking for uses such as:

  • Scooter sales and service
  • Car sales
  • Golf cart sales and service
  • Car rentals
  • Other retail or store uses

The space is not available for auto repair, since the east side of the building is already leased to a repair shop. Other small-business uses are considered case by case.

What a tenant needs to verify

The property has a long-established auto repair occupancy history and a long-standing automotive-related use history. That is difficult to replicate at a newly permitted site.

It does not replace a tenant’s own homework. Any proposed use is subject to the tenant’s independent verification with the City of Miami, including zoning, Certificate of Use, licensing, permitting and occupancy requirements. Confirm those for your specific business before signing a lease.

Leasing directly with the owner

The property has had the same owner since 1986, and the lease is handled directly with the owner.

The Cost of Living in Miami vs. Texas: Is It Worth the Change

Are you ready to embark on a journey of cost, lifestyle, and opportunity? Imagine the sun-soaked beaches of Miami contrasting with the vast expanses of Texas. When choosing where to call home, the tug-of-war between these two dynamic locales often hinges on a crucial factor: the cost of living. This isn’t just about dollars and cents; it’s about the trade-offs that impact every facet of your daily existence. Join us as we unravel the intricate tapestry of expenses and experiences, comparing the rhythm of Miami’s streets with the charm of Texas. In a world where financial prudence meets the pursuit of dreams, we’ll navigate through the financial labyrinth and uncover whether the allure of one outweighs the affordability of the other. Welcome to the showdown between the cost of living in Miami vs. Texas– a choice that’s not just about where you live but how you live.

Skyscrapers in Miami at nighttime

Cost of Living Factors: Miami

Miami’s allure is undeniable – sun-kissed beaches, vibrant culture, and a nightlife that never sleeps. But beneath the glamour lies the reality of the cost of living. Housing costs in Miami, especially near those coveted ocean views, can send budgets soaring. Transport is a challenge, as limited public options often necessitate car ownership, inviting fuel and maintenance expenses. Dining out and enjoying the city’s attractions can dent wallets, with prices often surpassing national averages. It’s the quintessential paradise with a price tag – a place where the exhilaration of beachside living collides with the practicality of balancing your books. Before you’re enticed by Miami’s siren call, consider the figures that underpin the dream. Amidst the sun-soaked days, there lies a financial equation that demands careful consideration.

Texas flag on a pole

Cost of Living Factors: Texas

Now, let’s shift our gaze to the vast landscapes of Texas, where the Lone Star state offers diverse living options. Housing costs vary widely across Texan cities, from the urban hustle of Austin to the suburban tranquility of Dallas. Public transportation options are more accessible in major Texan hubs, potentially curbing the need for constant car ownership. When it comes to food and entertainment, the Texan way of life embraces affordability without sacrificing flavor. Dining out won’t drain your wallet, and cultural attractions are often budget-friendly. Texas boasts the room to breathe and the space to save – a realm where your dollars can stretch further. Amidst these open horizons, the financial considerations paint a different picture altogether. As you weigh the prospects, Texas beckons with its promise of a fulfilling and financially sound life.

Comparative Analysis—Cost of Living in Miami vs. Texas

As we stand at the crossroads of these two contrasting worlds, the tale of the cost of living in Miami vs. Texas unfolds. Miami’s vibrant rhythm and oceanfront beauty come at a premium, while Texas offers a range of more affordable options. Housing costs favor Texas, with its spacious layouts and varied urban landscapes. Transportation, however, introduces a twist: Miami’s limited public transit against Texas’ accessible systems. The Texan approach to food and fun emphasizes value, while Miami thrives on its vivacious lifestyle. It’s a matter of priorities – beachfront bliss or expansive plains, high-energy nights or wide-open days. Yet, the true art lies in harmonizing dreams with budgets, finding the sweet spot between fiscal responsibility, and embracing life’s offerings. The choice isn’t just about a place; it’s about sculpting the life you envision.

Quality of Life Considerations

Beyond the numbers, weather dances with lifestyle. Miami’s tropical embrace contrasts Texas’ diverse seasons. Job markets and income levels play a role, as do healthcare standards and educational prospects. While Miami’s beachy charm beckons, Texas offers a canvas of opportunities. The DFW area’s familiar streets could transition to Miami’s coastal havens, but the real change lies in aligning aspirations with realities. Family considerations meld with career aspirations, intertwining dreams with the practicality of daily existence. It’s not just about where you reside but how you thrive. Ultimately, the allure of Miami’s beaches or the expanse of Texas’ horizons shape more than finances; they mold your life’s narrative. The decision becomes a mosaic, where each piece contributes to the larger picture you’re crafting.

White question mark on black background

Is It Worth the Change?

Amidst the numbers and comparisons, the ultimate question surfaces: Is the change worth it? Will this change make your life better or worse? It all depends on your long-term goals and aspirations. These decisions, complex and multi-dimensional, merge the financial with the personal. And there is one more factor to consider: the often-high price of relocation. For example, moving from the DFW area in Texas to Miami requires many expenses. You need to hire good movers so you can let pros pack up your home properly, pay for transport, pay moving insurance in some cases, and so much more. However, as you navigate these crossroads, remember that life is about more than budgeting figures. It’s about weaving a narrative that fulfills your dreams while maintaining financial stability. Ultimately, it’s more than a change of address; it’s a leap toward a life that resonates with you.

In Conclusion

In the timeless tussle of the cost of living in Miami vs. Texas, making the right decision can seem complicated. Because it’s not just a financial puzzle; it’s a life-altering decision. Whether you’re dreaming of going to Miami’s sunlit beaches or Texas’ open plains, remember that numbers can only reveal part of the story. Your heart’s desires, long-term plans, and personal preferences are the threads that weave this intricate tapestry. As you stand at the intersection of opportunity and practicality, ponder the figures, weigh the options, and envision the life that beckons. Striking a harmonious chord between fiscal wisdom and life’s vibrant hues is your art to master. When the allure of change dances with the reality of costs, your aspirations will guide you toward a destination that feels like home, no matter where you land.

Independent Car Rental Agencies in Miami: Local Alternatives to the Big Brands

Most visitors rent from one of the national brands inside the airport’s Rental Car Center. Miami also has a group of long-running independent agencies, most of them clustered just outside Miami International Airport, and they are worth a look before you book.

This guide lists local agencies we could verify, explains how pickup works when a company is not in the Rental Car Center, and gives you the questions to ask. Addresses, phone numbers and services come from each company’s own website, checked in October 2026.

Why rent from an independent agency

  • Different cars. Local agencies are where you find Jeep Wranglers, convertibles, 15-passenger vans, late-model Toyotas, and luxury and exotic cars.
  • Pickup that comes to you. Several offer free pickup from the airport, a hotel or a repair shop.
  • Flexibility on age. Some list rates for drivers aged 21 to 24. Expect a surcharge.
  • A person who answers the phone. You are usually dealing with the office that owns the car.

The trade-offs are real too. Hours can be shorter than the national counters, mileage may be capped on specialty cars, and policies on tolls, deposits and insurance differ from one agency to the next. Ask before you sign.

How airport pickup works

Independent agencies are not inside the MIA Rental Car Center. Each one handles arrivals its own way: a shuttle, a driver who meets you, or delivery of the car.

Confirm three things when you book:

  1. Where exactly you will be picked up, and whether you should take the MIA Mover or stay at the terminal.
  2. The number to call when you land.
  3. The office hours, in case your flight is late.

It also serves private flyers at Opa-locka Executive Airport. See our guide to car rental at Opa-locka airport. If your own car is in the shop after an accident, Champion handles insurance replacement rentals and says most insurers pay it directly.

For airport arrivals, the company asks you to call the office after you collect your luggage so it can send a driver. Its office is not in the Rental Car Center, so do not ride the MIA Mover there. Luxury and specialty cars booked on its website include 150 free miles a day.

A related booking site, Luxury Cars Rentals Miami, lists exotic, luxury, SUV and convertible categories with pickup points that include Miami airport, Miami Beach, PortMiami, Fort Lauderdale and Port Everglades.

If a high-end car is the goal, read A Luxury Seeker’s Guide to Car Rental and our overview of Miami exotic car rentals first.

What to ask before you book

  1. What is the total, with every fee and tax? Compare totals, never daily rates.
  2. How does pickup work, and what are your hours?
  3. Is mileage unlimited? If not, what is the daily allowance and the charge per extra mile?
  4. How are tolls billed? Policies vary most among local agencies. Our guide to rental car tolls in Miami explains the fee types.
  5. What deposit or card hold do you take, and do you accept debit cards?
  6. What insurance do you require, and what proof do you need?
  7. What is your policy for drivers under 25?

Get the answers in writing, in the reservation confirmation or by email.

Frequently asked questions

Are independent car rental agencies in Miami cheaper?

Sometimes. Agencies outside the airport do not have the same facility costs as the companies in the Rental Car Center, and some pass that on. The only reliable test is the total price for your dates. Our tips for saving money on a Miami car rental show what to compare.

Do independent agencies pick up at Miami airport?

Many do. Champion, Miami Rent A Car, Ventura and Miami Luxury Auto Rent all describe airport pickup or delivery on their websites. Arrange it when you book.

Can I rent from a local agency if I am under 25?

Often, yes. Several local booking forms list a 21 to 24 age option. Expect a daily surcharge and limits on the most expensive cars.

Are the national brands a better choice?

They are simpler for late-night arrivals, one-way rentals and loyalty points. The MIA Rental Car Center guide lists who is on site.

The bottom line

Independent agencies give you choices the big counters do not, especially for specialty cars and personal pickup. Compare the total price, confirm how you will get the car, and get the mileage, toll and deposit terms in writing.

Business details were checked against each company’s website in October 2026. They change, so confirm directly before you book.

Pellegrino Puts Innovation into Culinary World with New Type of Cuisine

To make a splash in the culinary world, a chef must do more than follow a Menu or do what is expected. No one transcends these boundaries more than Carla Pellegrino, also known on her website as Chef Carla.

Born in Rio de Janeiro, Pellegrino learned to cook in the second-generation Italian kitchen of her mother. Cooking led naturally to Carla’s love of helping her family prepare food for their catering business. Schooled, in this way, she learned how to make traditional Brazilian, Italian and Portuguese cuisine. By 16, the family shifted lifestyles and moved to Liguria, Italia, where a small family store replaced the catering business. Here, Carla gave cooking demonstrations for whoever wished to attend and would go on to found myriad Bratalian Restaurants, a combination of Brazilian and Italian cuisine.

A long journey in cooking led her far from either of her exotic home cities before she returned to Rio de Janeiro to open her Baldoria Restaurant, in New York’s theater district, where she earned a reputation in creative excellence. An education at the French Culinary Institute in New York, where 13 years ago, she graduated cum laude.

By 2011, a decade later, Pellegrino had already settled on combining Brazilian and Italian cuisine with distinctive flair and creative innovation. These attributes carried her into the place of offering a new venue, Bratalian Neopolitan Cantina. Naples, Italy, one of the renowned places in the world for excellent cuisine combined with her Rio de Janeiro roots to catapult her to award-winning status and reviews in the Las Vegas Review-Journal’s “Best of Las Vegas, 2012” and “Best of Henderson, 2011-2012.” Pellegrino also went on to host and display at the James Beard House, a prestigious stop for world-renowned chefs.

It is, perhaps, a stop in Las Vegas at the Rao’s Las Vegas, her venue there that she opened in 2006, that has sealed her success. It was there that she began playing with the dazzling array of combinations with straight Italian recipes, Recipes & cooking tips, to blast beyond pasta and into a combination of Brazilian and Italian approaches and influences. An emphasis on fresh and original met her need for constant consistent results, and a new flair was unveiled and achieved.

“As a chef, I am conscious of cooking healthy food while making sure that I keep Italian cuisine authentic. Italian food is not only about pasta, cheese and heavy cream; authentic Italian cuisine is based upon fresh ingredients made from scratch, lots of seafood, grilled chops, oven-roasted fishes and vegetables cooked in every flavorful way possible,” Pellegrino says on her website, http://www.chefcarlapellegrino.com.

I’ll be heading to Miami for 10 months in February to open a new place. It’s a chance to do a fine dining establishment, and I am excited about it,” she tells the Las Vegas Sun.

Special occasions call for special transportation. Therefore, if you are looking for luxurious, reliable, and affordable limo service in Miami, then Miami Limo Service is the right choice to meet your every limousine need.

Limousines are synonymous with elegance, fun, and celebration. Once upon a time, Cinderella had her regal coach. Well, for today’s sophisticated brides, a limousine represents that fairytale coach of folklore. In addition to the dreamy and romantic aspects of being whisked away in a limo on your special day, limousines make fulfilling the wedding transportation needs of your family and bridal party easier and safer.

Booking a limousine for your teen prince or princess and attending homecoming or prom, offers them secure transportation, too. You may hope they do not drink, but if they do, you will be assured they will have a safe and dependable way home.

And are you married couples looking to liven up date night? When you whisk your beloved significant other off in a limo, you will be making your date night extraordinary.

Of course, limos are not only for brides and promgoers. You have finally established the date for that long-awaited reunion beach weekend with your former college sorority sisters. What could be more fun and convenient than renting a limousine for the weekend? And a getaway weekend should be all about relaxation and fun. A weekend like this should not be about stressing over navigating your way around an unfamiliar city.

Travel writers have crowned Miami with the honor of being the “Cruise Capital of the World.” So, with the hope of experiencing the cruise of your dreams, you are now Miami-bound. To make this occasion more momentous, consider renting a limo to transport you from the airport to the cruise terminal. When you hire an affordable airport limo service to take you to your cruise ship, you are kicking off your cruise celebration in high style, and all you have to do is relax and enjoy the Miami scenery.

As a business owner, when you need to impress a prospective client, nothing says success and refinement like personalized limousine service.

Whether it is the fairytale wedding, the girls’ weekend in South Beach, the grand cruise of a lifetime, or the breakout business deal, when you rent a limo, you will be giving your event that touch of class that only a limousine can provide.

But eating is not everything Little Havana is about. You’ll have the chance to stop at a Cuban gift shop, check in on the cigar rollers of the area, stops at local art galleries, cheer on the domino experts holding court at Domino Park and take a stroll near the Tower Theater, the area’s oldest movie houses.

We will stop to try Traditional Cuban cuisine at multiple stops, and tell you all you need to know about it: history, tradition and just how some became Miami’s favorite comfort foods.

“OUTSTANDING!!! Miami Culinary Tours in South Beach”

This is our second tour with this company (we took the one in Little Havana back in Memorial weekend) and I have to say that it was outstanding. We landed in Miami Friday afternoon and contacted the company owner right away asking for 5 spots for that same night. She graciously told us about the tour and that they did have room for us…GREAT! We showed at the meeting location and the tour guide was there on time (Leilani). She was VERY professional and very knowledgeable about Miami.[Read More]

“Fun and Yummy Tour”

We loved this tour! The food was great and the education about the history and buildings was very interesting. We would definetly do this again!

One tip – do wear comfortable shoes. Our tour lasted almost three hours and although I don’t think we covered more than 3 miles, we did stand a good deal of the time.

MIA Rental Car Center: How to Pick Up and Return a Car at Miami Airport

Most cars rented at Miami International Airport are picked up in one building: the MIA Rental Car Center. It is not in the terminal, but getting there is free and takes only a few minutes.

This guide walks through pickup and return, lists the companies on site, and flags the things that trip up first-time visitors. Details were checked against the airport’s website in October 2026.

Where it is

MIA Rental Car Center 3900 NW 25th Street, Miami, FL 33142

The center sits just east of the terminals and is part of the Miami Intermodal Center, the airport’s ground transportation hub. The same complex holds the airport’s Metrorail and Tri-Rail stations, so it is also where you catch a train or bus.

How to get there from your flight

  1. Collect your bags at baggage claim.
  2. Go up to the third level of the terminal.
  3. Follow the signs along the moving walkways to the MIA Mover station, between the Dolphin and Flamingo parking garages.
  4. Ride the MIA Mover to the Rental Car Center. It is free and drops you at the customer service lobby.

Signs for “MIA Mover” and “Rental Car Center” start at baggage claim. If you have a lot of luggage, grab a cart before you head up.

Rental companies at the center

The airport lists these companies inside the Rental Car Center:

  • ACE Rent A Car
  • Alamo
  • Avis
  • Budget
  • Carnival Rent A Car
  • Dollar
  • Enterprise
  • Hertz
  • National
  • Payless
  • Royal
  • Sixt
  • Thrifty

Off-site companies

A number of other agencies operate near the airport rather than inside the center, including Fox, Easirent, Green Motion, NU Car Rentals and U-Save. On request, they pick customers up right outside the Rental Car Center lobby. If you booked one of these, call when you arrive at the lobby and confirm exactly where to wait.

The roster and phone numbers are on the airport’s rental car page. That list was last updated in December 2022, so confirm the pickup location shown in your own reservation.

Hours, and the late-flight problem

The Rental Car Center building is open 24 hours a day. The counters inside are another matter. The airport notes that some companies close between 11 p.m. and 5 a.m.

If your flight lands late:

  • Check your company’s counter hours before you book, not after.
  • Put your flight number in the reservation so the counter knows about delays.
  • If you are delayed past closing, call the local number, not the national reservation line.

At the counter

A few things speed up pickup and prevent problems later:

  • Bring the right card. The renter’s name must match the driver’s license and the credit card. Debit card policies vary by company, and some require extra documents or a larger hold.
  • Ask about tolls. The expressways next to the airport are cashless, and every company handles tolls differently. Read our guide to rental car tolls in Miami before you get to the counter.
  • Check the insurance you already have. Your own auto policy or credit card may cover a rental. Know the answer before you are asked.
  • Photograph the car. Walk around it before leaving the garage and take pictures of every panel, the wheels, the windshield and the fuel gauge.

Driving out

Two toll roads sit right outside the center: the Dolphin Expressway (SR 836) toward downtown and Miami Beach, and the Airport Expressway (SR 112) toward I-95. Neither accepts cash.

If you want to avoid tolls, set your navigation app to “avoid tolls” before you leave the garage. If you are new to driving here, Driving in Miami: 7 Fast Facts You Need to Know is worth five minutes.

Returning your car

  1. Navigate to 3900 NW 25th Street and follow the “Rental Car Return” signs. The airport publishes driving directions to the center.
  2. Follow the signs for your company to its return lane.
  3. Wait for an agent to check the car in, and get a receipt, on paper or by email, before you walk away.
  4. Take the MIA Mover back to the terminal.

Allow extra time. Between refueling, the return, the MIA Mover and the walk to your check-in counter, leave at least 30 minutes on top of the time you would normally arrive for your flight, and more at peak hours.

Refuel before you get close. Gas stations nearest the airport tend to charge the most, so fill up a few miles out.

Not renting? Other ways out of the airport

The Miami Intermodal Center next to the Rental Car Center is also the airport’s transit hub, reached by the same free MIA Mover:

  • Metrorail Orange Line to downtown and Brickell for $2.25.
  • Miami Beach Airport Express (Route 150) to Miami Beach every 30 minutes for $2.25.
  • Tri-Rail to Fort Lauderdale and West Palm Beach.
  • The free City of Miami trolley, on the Flagami route.

Our guide to public transportation in Miami covers these in detail. Taxis and rideshares pick up at the terminal.

Frequently asked questions

Is the MIA Rental Car Center inside the airport?

It is on airport property but in a separate building. The free MIA Mover connects it to the terminal.

Is the MIA Mover free?

Yes. There is no charge to ride between the terminal and the Rental Car Center.

Is the Miami airport Rental Car Center open 24 hours?

The building is, but individual rental counters are not all open overnight. Some close between 11 p.m. and 5 a.m., so confirm with your company.

Where do I return a rental car at Miami airport?

At the Rental Car Center, 3900 NW 25th Street. Follow the “Rental Car Return” signs to your company’s lane, then ride the MIA Mover to the terminal.

Can I return my rental car and go straight to the cruise port?

Yes. Return the car at the Rental Car Center, then take a rideshare or taxi to PortMiami. See our guide to getting to PortMiami from the airports.

The bottom line

Picking up at the MIA Rental Car Center is simple once you know the route: third level, MIA Mover, lobby. The parts that cost people money are the ones outside the building, such as tolls, late counter hours and fuel, so sort those out before you land.

Details were checked against Miami International Airport sources in October 2026. Rental companies and hours change, so confirm with yours.
