It’s always a good time to buy a home in Miami! Ok, you deserve a closer look at the subject matter. Yes, Miami is fabulous, and it is understandable why someone would want to own property there. Living here has a fair number of perks, and selling has one nice financial benefit! What is less common knowledge and may seem, at first glance somewhat counterintuitive, is why someone would opt to sell or buy during the winter months. See, just like Miami is an energetic and lively place to be in all year round, so too the real estate market is always alive and active all year round. It might not be the commonly accepted prime time, but the ‘off season’ enjoys certain advantages those sunbathed summer days don’t. Winter is the prime time for bargain hunters who already know a thing or two about finding great real estate deals. Not convinced? Let’s start from the buyer’s perspective. First of all, there are fewer houses on offer. Off to a cracking start, aren’t we? Yes, granted, this may be an initial disadvantage, but for the savvier out there, this is a hidden opportunity. There are fewer offers as people expect the housing market to cool off for the winter. This includes buyers too. You know, the competition. Less competition means fewer bidding wars. Now, look at it from the seller’s perspective. The chances are, some of them really need to sell their houses, especially if they are trying to make the sale at this time of year. This gives you, the buyer, more leverage and an increased probability of getting a reasonable price.  Ok, time to change roles. The above argument seems to make a fair case for buyers but portrays the sellers badly. Again, a matter of perspective. Less competition works in your favor as a seller too. It’s not easy to stand out in a crowd. A red rose is just a flower in a flower field. Plunk it down in the middle of a tundra, and it will start turning heads. Clumsy analogies to one side, the math has you covered too. Statistical analysis suggests that both the chances of selling and getting a reasonable price actually rise, as the temperatures fall.

This one is a natural extension of the previous point. During the summer and spring, there is a lot of activity. There are plenty of serious buyers, but there are also many of those who are window shopping. There seems to be no direct correlation between seasonal factors and when homes are purchased. An argument could be made that families will sometimes wait for school to be out, but often we don’t have the luxury to choose the timing.

On the other hand, sellers are often guilty of the same thing. With so much happening and so many options available during the warmer months, they may hold out for a higher price. One that might not come. Let’s take the next logical step together. The season passes, they still haven’t sold, and their house is now part of the winter inventory. Who has more negotiating power in that scenario, the buyer or the seller?
